What is the minimum stay requirement?

We require a minimum 3-night stay for all bookings. We recommend 4 nights to fully enjoy The Rosarium experience, especially if you're using the recording studio.

What is your cancellation policy?

Cancellations made 30+ days before arrival receive a full refund minus a $250 processing fee. Cancellations 15-29 days out receive a 50% refund. Cancellations within 14 days are non-refundable. We strongly recommend travel insurance.

How do I secure a reservation?

A 25% deposit is required to confirm your booking. We hold availability for 48 hours after your initial inquiry. The remaining balance is due 14 days before your arrival date.

What are check-in and check-out times?

Check-in is at 4:00 PM and check-out is at 11:00 AM. Early check-in (from 1:00 PM) and late check-out (until 2:00 PM) are available upon request, subject to availability. Recording Retreat packages include complimentary late checkout.

How many guests can the estate accommodate?

The Rosarium Estate comfortably accommodates up to 8 overnight guests across four luxury bedroom suites. For events, we can host up to 30 guests in our indoor and outdoor spaces.

What amenities are included?

All stays include heated infinity pool access, high-speed WiFi, premium linens and toiletries, coffee and tea bar, smart home controls, streaming services, complimentary parking, security system, and a welcome package with champagne and charcuterie.

Yes, the estate features private, gated parking for up to 6 vehicles at no additional charge. Airport transportation can be arranged through our concierge for $250 round-trip.

We welcome well-behaved dogs under 50 lbs with a $150 pet fee per stay. Please notify us at the time of booking. We ask that pets remain off furniture and out of the recording studio. Service animals are always welcome at no additional charge.

Is the pool heated year-round?

Yes, our infinity-edge pool is heated to a comfortable 84°F year-round. The pool area also features ambient underwater lighting, a covered lounge with sectional seating, and a gas fire pit for cooler evenings.

Our studio features a Neve 8816 summing mixer, Focal Twin6 Be monitors, Universal Audio Apollo x16, Pro Tools HDX, Logic Pro, Ableton Live, Neumann U87, AKG C414 matched pair, Shure SM7B, vintage Steinway Model B piano, and an extensive collection of guitars, basses, drums, and synthesizers.

Is an engineer included with studio bookings?

An experienced recording engineer is on-call for all Recording Retreat and Creative Intensive packages. For Estate Stay guests, engineer services can be added for $500/session (4 hours). Our engineers have credits with major Nashville labels.

Can I bring my own equipment?

Absolutely. We have a comprehensive patchbay and can accommodate external gear. If you're bringing large items, please let us know in advance so we can prepare the space. Our engineer can assist with setup and integration.

What types of sessions can I record?

The studio is suitable for tracking, overdubbing, mixing, and mastering. The live room can accommodate a full band, and the isolated vocal booth provides pristine conditions for vocals and acoustic instruments.

The Rosarium Estate is approximately 20 minutes from downtown Nashville and Lower Broadway. We're conveniently located near major attractions while maintaining complete privacy and seclusion on our gated grounds.

We offer luxury airport transfers ($250 round-trip) and can arrange private transportation for Nashville outings. Several ride-share services also operate in the area, and our concierge can coordinate all logistics.
